I like the LiftMaster 1245R opener! Here’s the thing though, spraying the track is NOT a good idea, because what happens is when wind blows, it will blow dirt/debris in to the tracks, causing a very horrible grinding sound, and if you have steal rollers, they can cause a lot more wear and tear then it needs to. Only the rollers need to be lubricated, and the joint points on the hinges. I don’t want to sound like I’m a know-it-all but I’ve been working with garage door openers for a while.

I believe we are. Closely examine the door arm. This is the black bar connecting the door to the opener. There will be two halves to this arm; a straight piece with many holes that connects to the opener, and a curved piece that links to the door. Joining these two should be at least two bolts, and from what I can see, yours only has one. These two should not pivot, only the curved to the door, and the straight to the opener. If the arm moves between the bolt connecting the halves, it is wrong.
We must be thinking different things. If you have two bolts, it will prevent the arm from pivoting and could result in damage to the mechanism.
That door needs another thing. I noticed that your door has inly one bolt in the arm. That is the black bar connecting the door to the opener. Where the straight arm piece connects to the curved arm piece, there should be at least two bolts. I know this from my own problematic experience.
